How Does a Maintenance Contract Work?
Once a Maintenance Contract is established, we schedule the required visits to your property throughout the contract period.
For systems requiring the standard inspection schedule, we perform three inspections during a 12-month period, with visits occurring approximately every four months.
During each scheduled visit, the aerobic treatment system is inspected and tested according to applicable requirements. The findings are documented, and the required inspection report is submitted to both the property owner and the appropriate permitting authority.
This provides a clear record showing that the required inspections have been performed during the contract period.
What We Check During an Aerobic System Inspection
Your aerobic treatment unit contains mechanical, electrical, treatment, and disposal components that must operate correctly for the system to function as intended.
During a scheduled Maintenance Contract inspection, applicable system components are checked for proper operation. Depending on the ATU and its configuration, this may include:
- Aerobic treatment unit components
- Pumps and aeration equipment
- Control panels and alarms
- Spray heads and disposal components
- Disinfection or chlorination components
- System operating conditions
- Visible signs of malfunction
- Required testing and reporting information
The inspection findings are documented as part of the system’s maintenance record.
What Happens if We Find a Problem?
If an inspection identifies a component that is not operating properly, the issue is documented and the property owner is informed.
Maintenance Contracts cover the inspections and services identified within the agreement. Repairs or replacement parts that fall outside the Maintenance Contract are discussed separately before additional work is completed.
Our goal is to clearly explain what was found, what needs attention, and what options are available so you can make an informed decision about the system.
Required Inspection Reports
Performing the inspection is only part of the Maintenance Provider’s responsibility. The required inspection information must also be properly documented and submitted.
After the appropriate testing and inspection are completed, we prepare the required report and submit it to the applicable permitting authority. The property owner also receives the required documentation.
This reporting creates a record of each visit and helps demonstrate that the system is being inspected according to applicable requirements.
New Aerobic Treatment Units and Ongoing Maintenance
Newly installed aerobic treatment units begin with an initial two-year service period as required under applicable TCEQ rules. After the initial period, ongoing maintenance requirements depend on the property, system, and requirements of the local permitting authority.
In many cases, property owners continue with a Maintenance Contract through a licensed Maintenance Provider.
Because local permitting authorities may establish requirements beyond the state minimum, property owners should follow the requirements that apply specifically to their system and jurisdiction.
